NO!!!

It's OK, we get this question regularly, and understand why some may think it could negatively impact their deal. 

However, just a few reasons why that's false:

  • Listing Fees - If you don't have a broker, the landlord's agent often gets paid double.

  • Already Built In - Most landlords have tenant commissions built into pro-formas.

  • Wholesale Pricing - We get you access to wholesale pricing, so you don't pay retail.

  • Lease Freebies - Concessions usually far exceed the minimal commission.

We've listed millions of sq ft for Landlords over 30 years, so we know that commissions don't cause worse economics. 

Here's what else we know:

  • Brokers get the best deals - Has been consistently demonstrated and proven.

  • Renewals are generally the worst deals - Because brokers are often not involved. 

  • Brokers keep landlords honest - They know the market, including concessions.

  • Landlords don't "give" deals - Landlord / Tenant relations don't mean better deals.

Whether renewing, expanding or finding new space, you need to hire a local, professional broker to get the best deal.
